This month we’re taking a look at the Wesley Heights Neighborhood.
 

History/Data

Wesley Heights is a small affluent neighborhood situated between Spring Valley to its North and Glover Park to its South. While there are some townhome and condo communities the neighborhood predominantly features luxury single-family homes.
 
The area was originally owned by John Threlkeld, who was a prominent figure in Georgetown, and in 1890 sold the land to a group of investors led by John Waggaman and Charles C. Glover.
 
They named the area Wesley Heights to appeal to Methodist buyers because American University was going to be close by. AU which was founded in 1893 (Glover of course helped play a role in the University securing the land) as a national Methodist university to train those who would enter public service and government.
 
In 1923 the developers W.C. and A.N. Miller purchased the land and started to really develop the neighborhood. It was one of the first master-planned communities in the US and featured services such as a shuttle to the Wisconsin Ave streetcar and a community clubhouse.

  • Average Sales Price: $4,119,455 (8.28% increase from 2021)
  • Average Cost per square foot: $872.28 (.90% increase from 2021)
  • Average Close price to list price: 97.28% (2.28% decrease from 2021)
  • Average Days on Market: 80 (50% increase from 2021)
  • The most expensive house to sell was $9,400,00
